Schluter Driveway & Pavers: The Los Angeles Owner’s Guide

We stock and install Schluter-compatible driveway and paver systems in Los Angeles, with typical installed pricing from $8,260 to $21,240 for paver driveway work and $4,130 to $12,980 for paver patio installation. Most Schluter membrane and edge-profile replacements can be sourced within 24 hours, and we carry common Schluter-DITRA and Schluter-BARA profiles on our trucks for same-day starts when the substrate is sound. Homeowners usually discover a Schluter system failure when water starts pooling between pavers after a rain, or when the edge restraint lifts and the pattern drifts - both signs that the waterproofing membrane or drainage layer has separated from the substrate.

Which Schluter Models This Applies To

Schluter does not manufacture pavers themselves. They manufacture the sub-surface systems that keep paver installations flat, drained, and structurally sound in Los Angeles’s expansive clay soils and intermittent heavy rain. The parts we replace most often are Schluter-DITRA membranes (uncoupling and waterproofing layers), Schluter-BARA and RONDEC edge profiles, Schluter-KERDI drainage planes, and Schluter-TROBA drainage mats used beneath permeable installations.

To identify your part, look for the embossed Schluter logo on membrane rolls or the stamped alloy grade on metal edge profiles. DITRA is the orange polyethylene grid; DITRA-HEAT-DUO adds an insulating fleece for heated driveway applications common in Brentwood and Hancock Park renovations. BARA profiles come in aluminum, stainless steel, and brass - the alloy is stamped on the anchoring leg. If you see green corrosion on a brass profile or white aluminum oxide blooming on a coastal property in Playa del Rey or San Pedro, the material grade matters for replacement compatibility.

OEM Schluter parts are our default. Aftermarket uncoupling membranes exist at lower price points, but they rarely match Schluter’s 1/8-inch grid geometry exactly, which means tile or paver bond strength drops and the warranty chain breaks. We source Schluter parts through authorized distribution and document the batch number on every invoice. If it’s not written down, it didn’t happen.

Signs Your Schluter Driveway & Pavers Is Failing

Signs Your Schluter Driveway & Pavers Is Failing
  • Pavers rock or settle after rain. The Schluter-TROBA drainage mat or DITRA uncoupling layer has lost adhesion to the concrete slab beneath. Water sits in the void, pumps fines through the joints, and the bedding course migrates. We see this most often in Los Angeles homes built in the 1950s with post-tension slabs that flex more than the membrane can accommodate.
  • White efflorescence blooms on paver faces. This is calcium hydroxide migrating through the joints, and it means the Schluter-KERDI waterproofing barrier has been breached or was never installed below the setting bed. On hillside properties in Los Feliz or Silver Lake, this usually traces to a single puncture during original installation.
  • Edge pavers tilt outward and the pattern unravels. The Schluter-BARA or RONDEC edge restraint has corroded through or its anchoring legs have pulled from the mortar bed. Coastal salt air accelerates this; we replace with 316 stainless on jobs within three miles of the Pacific.
  • Heated driveway zones go cold or draw excess power. Schluter-DITRA-HEAT-DUO includes a fleece insulation layer. If that layer compresses or gets wet, the cable overheats and the control unit faults. We test resistance with a megohmmeter before we quote - a $200 diagnostic that saves replacing the entire cable field.
  • Cracking follows the paver joints in a straight line. This is uncoupling failure. The membrane has sheared or delaminated, transferring sub-slab movement directly into the paver setting bed. In the San Fernando Valley, where summer slab expansion can exceed 1/8 inch over twenty feet, this is the most expensive Schluter failure to repair because the full assembly comes up.

Replacement Cost & What’s Included

Schluter system repair in Los Angeles runs $4,130 to $12,980 for patio-scale work and $8,260 to $21,240 for full driveway replacement, depending on how much of the assembly we need to remove and whether the concrete substrate requires resurfacing. A localized edge-profile replacement with corrosion-resistant 316 stainless BARA might land at the lower end; a full DITRA-HEAT-DUO removal with cable testing and re-pour of the setting bed pushes toward the upper range.

Our quotes are flat and written, delivered before work starts under Clause 1 of The Haven Standard. The price includes Schluter OEM parts, removal and lawful disposal of the failed material, substrate prep, new membrane or profile installation per Schluter’s published details, and a documented photo record of the condition we found and the work we performed. The 365-Day Done Right Promise applies - if the membrane delaminates or the edge lifts, we return and make it right at no charge.

There is no dangerous tension or electrical hazard in checking a Schluter system yourself. You can lift a loose paver with a suction cup, photograph the membrane color and profile stamp, and probe the substrate with a screwdriver to test for soundness. What you cannot safely assess is the drainage slope beneath a TROBA mat or the integrity of a KERDI seam without removing material you may not be able to replace cleanly.

Where DIY goes wrong: Schluter membranes bond with modified thin-set that has a narrow working time in Los Angeles’s dry heat. A homeowner who mixes too much or works too slowly gets partial adhesion, voids the Schluter warranty, and often discovers the failure six months later when the pattern drifts again. We carry the Schluter-ALL-SET and Schluter-FAST-SET mortars specified for each membrane type, and our crews are trained to the manufacturer’s detail drawings. If your driveway is heated, the electrical testing requires a licensed electrician - we coordinate that trade so the permit and inspection are handled as one project.
