Which Belgard Models This Applies To

Belgard’s roofing line in Los Angeles splits into two series: the Highland Slate composite tile system and the Saxony Slate interlocking profile, both common in Playa del Rey and Silver Lake installs from 2012 forward. The part numbers that fail most often are the UV-stabilized polypropylene fastening clips (model prefix BL-HS for Highland, BL-SX for Saxony) and the butyl membrane seam tape used at valley transitions.

To identify your exact clip, pull one from an eave course and check the underside for the molded date stamp. Pre-2018 clips used a narrower throat dimension, 0.42 inches, and won’t seat properly on post-2018 tile profiles that require 0.51 inches. We carry both OEM Belgard clips and the MFM Building Products equivalent, which matches the spec and carries the same 50-year substrate warranty but costs roughly 15% less per bundle. For membrane work, we use the specified Belgard seam tape rather than generic butyl because Los Angeles’ thermal cycling, 40°F winter lows to 95°F August peaks, tests adhesive creep in ways generic tape doesn’t always survive.

Signs Your Belgard Roofing Is Failing

• Granule loss in gutters. Belgard composite tiles shed surface granules as the asphalt cap sheet ages, typically accelerating after year 12 in Los Angeles’ UV exposure. Heavy accumulation means the waterproofing layer is thinning and the tile is approaching replacement, not just repair.
• Lifted or chattered tiles at ridges. Wind gusts in the Sepulveda Pass and coastal zones stress the fastening clips; a chattering sound during Santa Ana conditions usually means clips have fractured and tiles are riding on friction alone.
• Water staining at ceiling penetrations. Light fixtures, vent stacks, and chimney shoulders are membrane termination points. If the self-adhered base layer has slid or the counterflashing sealant has cracked, water enters at the highest point and travels the rafter bay.
• Soft decking at eaves or valleys. Probe with a screwdriver at the fascia edge; if the plywood gives more than 1/8 inch, moisture has compromised the substrate. This is common where Belgard’s drip edge detail was skimped during original install.
• Daylight visible from the attic. Not a tile issue directly, but a sign that the underlayment has torn at a clip penetration or the membrane has pulled from a fastener. In Los Angeles, this accelerates after thermal shock events, rare freeze-thaw cycles that brittle older membranes.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can walk the perimeter with binoculars, check the attic for daylight or staining, and photograph anything suspicious. What you shouldn’t do: climb a pitched roof to pull tiles, or attempt to heat-weld membrane seams. Belgard tiles lock under tension; removing one without the proper flat bar technique cracks the interlock on adjacent courses. And membrane work requires a hot-air welder and fall protection that most homeowners don’t own.
