Cover Home Additions & ADU: The Los Angeles Owner’s Guide

Cover manufactures prefabricated ADU and home addition systems designed for faster permitting and assembly in California markets. In Los Angeles, we install Cover-compatible additions and ADUs starting at $53,100 for a standard home addition and $106,200 for a full ADU construction, with most Cover-based projects completing in 4-6 months from permit to certificate of occupancy. If your Cover unit shows structural settling, moisture intrusion at panel seams, or HVAC integration failures, we stock the proprietary connection hardware and flashing kits needed for proper repair.

Most Los Angeles owners first notice trouble when the unit’s modular joints shift during Santa Ana wind events, or when the Title 24 energy compliance gap shows up on their permit inspection. We’ve repaired Cover systems in Culver City, Palms, and along the Expo Line corridor where the clay-heavy soils expand differently than the compacted base the module was designed for.

Which Cover Models This Applies To

Cover produced several series between 2018 and 2023, and the parts are not interchangeable across generations. The first-generation Cover 400 series used a steel moment frame with bolted panel connections; the Cover 500 series shifted to a hybrid steel-wood system with proprietary clip hardware. The model badge is located on the electrical panel door or the HVAC access panel, stamped as “CV4xx” or “CV5xx” followed by a lot number.

The critical compatibility gotcha in Los Angeles is the foundation interface. Cover 400 units require a post-tensioned slab or engineered pier system rated for the module’s point loads; Cover 500 units distribute weight differently and can sometimes adapt to existing flatwork if the soil report allows. We source OEM Cover hardware through Cover’s remnant parts program and approved aftermarket equivalents from Simpson Strong-Tie for structural clips and Henry Company for fluid-applied flashing where Cover’s original membrane is discontinued. If your unit was installed by a third party who substituted generic fasteners, we document every replacement with photos and a written spec sheet, because “if it’s not written down, it didn’t happen.”

Signs Your Cover Home Additions & ADU Is Failing

Signs Your Cover Home Additions & ADU Is Failing
  • Panel gaps widening at the roofline or wall joints. Cover’s modular design depends on precise gasket compression between panels. In Los Angeles, thermal cycling from 45°F winter mornings to 95°F summer afternoons degrades the EPDM gaskets faster than the inland design spec anticipated. The gap allows driven rain during winter storms and Santa Ana dust the rest of the year.
  • Windows or doors binding in their frames. This usually traces to racking in the moment frame, often from inadequate foundation anchoring in expansive clay soils common to the Mid-City and Baldwin Hills areas. The frame twists slightly; the operable units no longer sit square.
  • HVAC short-cycling or failing to hold temperature. Cover units ship with a dedicated mini-split sized for the module’s envelope. If the panel seals fail, the load calculation is wrong and the compressor runs continuously. We’ve found disconnected duct boots at the module penetration in half the Cover service calls we’ve run in Los Angeles.
  • Water staining at interior ceiling corners. The Cover 400 series used a parapet-to-membrane detail that pools water if the scupper drains clog with jacaranda blossom debris, which is nearly guaranteed in Los Angeles from May through July.
  • Permit red-tags on resale or refinance inspections. Los Angeles Building and Safety has tightened enforcement on ADU utility separations and fire-rated assemblies. Early Cover installations sometimes lack the now-required 1-hour fire separation at the module-to-primary structure connection.

Replacement Cost & What’s Included

For a Cover home addition in Los Angeles, our installed range runs $53,100 to $153,400 depending on module count, foundation condition, and whether we’re integrating with existing utilities or running new service. ADU construction using Cover systems starts at $106,200 and tops out around $259,600 for a two-module configuration with full kitchen and bath.

What drives the spread: foundation work if the soils report requires piers or grade beams; electrical service upgrade from 100A to 200A; and the sewer lateral connection, which in Los Angeles often requires trenching to the main at the street. Our quote is a flat written price with line-item breakdown, delivered before any work starts. Under Clause 1 of the Haven Standard, that number does not change unless you sign a change order. We pull all permits, schedule inspections, and pass them before we invoice. The 365-Day Done Right Promise covers the workmanship; manufacturer warranties cover the Cover components and any KraftMaid, Cambria, or Silestone materials we specify as upgrades.

There is safe owner inspection and there is work that requires a licensed contractor in Los Angeles. You can check the model badge, photograph any gaps or stains for documentation, and clear scupper drains from a secure ladder. Do not attempt to tighten or replace structural bolts, cut into panel seams, or modify the electrical or plumbing penetrations. Cover’s modular connections are torque-specified; over-tightening distorts the clip and transfers load unpredictably. The electrical service is typically 240V at the module disconnect, and the gas line, if present, is a sealed system requiring a licensed plumber.

We carry Cover-compatible clips, gaskets, and flashing kits on our service vehicles for Los Angeles calls. If the failure is beyond field repair, we’ll quote the full scope in writing. Call (213) 652-7670 to schedule your free estimate.
