  • Settlement cracking at the foundation interface. The prefab foundation and site hardscape were poured or installed on different schedules, often with different soil prep. There’s a safe middle ground here, and then there’s the point where you need the right tools and the right back.

What you can check yourself: measure the joint width with a tape measure, look for irrigation spray hitting the pavement, and photograph any cracks for reference. If the pavers are loose but the base feels solid when you press with your heel, sweeping in fresh polymeric sand and compacting with a plate compactor rental is a reasonable weekend project.

Where DIY goes wrong: excavating to regrade requires knowing the location of underground utilities, including the electrical and drainage lines that Plant Prefab homes route differently than conventional construction. Compacting a base without a nuclear density gauge or at least a proof-roll check risks the same settlement you’re trying to fix.
