Signs Your Schluter Driveway & Pavers Is Failing

- Pavers rock or settle after rain. The Schluter-TROBA drainage mat or DITRA uncoupling layer has lost adhesion to the concrete slab beneath. Water sits in the void, pumps fines through the joints, and the bedding course migrates. We see this most often in Los Angeles homes built in the 1950s with post-tension slabs that flex more than the membrane can accommodate.
- White efflorescence blooms on paver faces. This is calcium hydroxide migrating through the joints, and it means the Schluter-KERDI waterproofing barrier has been breached or was never installed below the setting bed. On hillside properties in Los Feliz or Silver Lake, this usually traces to a single puncture during original installation.
- Edge pavers tilt outward and the pattern unravels. The Schluter-BARA or RONDEC edge restraint has corroded through or its anchoring legs have pulled from the mortar bed. Coastal salt air accelerates this; we replace with 316 stainless on jobs within three miles of the Pacific.
- Heated driveway zones go cold or draw excess power. Schluter-DITRA-HEAT-DUO includes a fleece insulation layer. If that layer compresses or gets wet, the cable overheats and the control unit faults. We test resistance with a megohmmeter before we quote - a $200 diagnostic that saves replacing the entire cable field.
- Cracking follows the paver joints in a straight line. This is uncoupling failure. The membrane has sheared or delaminated, transferring sub-slab movement directly into the paver setting bed. In the San Fernando Valley, where summer slab expansion can exceed 1/8 inch over twenty feet, this is the most expensive Schluter failure to repair because the full assembly comes up.
